Reading your concrete's symptoms
Montgomery County's clay makes concrete failure a local dialect — most problems fall into one of four patterns, each with its own honest fix:
- Settling / sunken sections. One slab panel drops at the garage apron, a sidewalk section tips, a corner of the patio sinks. The clay compressed or washed out under it. Fix: slab lifting (foam or grout leveling) when the panel is intact — a fraction of replacement cost — or panel replacement when it's also cracked through.
- Structural cracking. Random cracks wandering across the slab body, wide or offset in height. The base failed or steel was missing; the slab is broken, not blemished. Fix: honest answer — replacement of affected panels. Crack filler here is cosmetics on a broken bone.
- Surface scaling / spalling. The top skin flakes off in patches, often on pours finished in bad weather or overworked. Structure's usually fine. Fix: resurfacing overlay brings back a uniform wear surface at far below re-pour cost.
- Hairline / shrinkage cracks. Fine, tight lines that don't offset. Normal concrete behavior. Fix: usually nothing, or sealing to keep water out. Anyone quoting you a re-pour for hairlines is quoting their boat payment.

The repair-or-replace line, drawn honestly
Our rule of thumb: when repair costs cross about half of replacement, or the slab has both settling and through-cracking, replacement wins — otherwise you're paying twice. Plenty of jobs land on the cheap side of that line, and we'll say so; a $700 leveling that buys a settled walkway ten more years is a better outcome for everyone than an unnecessary re-pour. One caveat: house foundations

If your house slab is showing doors that won't latch, stair-step brick cracks, or sloping floors, that's structural foundation repair — a different trade with engineering involved.
