Concrete Driveway Cracking in Texas Clay — How to Tell Normal from Trouble
Every driveway in Montgomery County cracks eventually; the clay underneath guarantees it, and anyone promising "crack-free concrete" is fudging. What the industry doesn't like to say is that the crack's shape tells you almost everything — most patterns are harmless, a few mean the soil is winning, and you can sort one from the other standing in your own driveway.
One piece of context makes the whole guide work: the soil. You'll see it disproportionately on slabs poured in summer heat and left to fend for themselves afterward; a pad that kept its moisture through the cure rarely shows it, which is exactly what a summer pour has to do differently. If the look bothers you, a penetrating sealer evens it out. There is nothing structural to buy here, whatever a door-knocker tells you.
The straight crack that ignored the control joints
One straight-ish crack running across the middle of a panel is almost always a shrinkage crack that beat the saw. Concrete shrinks roughly half an inch per hundred feet as it cures; control joints exist to decide where that crack lands, and when they're cut too shallow, too late, or too far apart, the slab picks its own spot.
On a four-inch residential driveway, joints belong roughly every eight to ten feet, cut a quarter of the slab's depth, the same day as the pour — spacing you can check with a tape measure. If both sides of the line sit level and the crack stays tight, it's the same crack that would have lived invisibly inside a joint. Routing and sealing it — typically $300–$800 — keeps rainwater from reaching the clay below, which is the real reason to bother.
The crack that opens in August and closes by Thanksgiving
A crack that breathes with the seasons is the clay itself moving, not the concrete failing — and by itself it's a watch item, not an emergency. A Montgomery County summer can dry the gumbo deep enough that it shrinks away from the slab; the fall rains swell it back, and the gap you measured in August has quietly closed by Thanksgiving.
The edges move most. The middle of a driveway shades its own soil and holds moisture fairly steady year-round, while the outer few feet ride every drought and every front — so seasonal cracks tend to start near edges and corners. Build quality shows its hand here: a slab on several inches of compacted, stabilized base bridges the swing as one piece, while concrete poured on bare graded clay follows every move individually. Steel's whole job is keeping a moving crack pulled tight instead of letting it spread and step — the rebar-versus-mesh argument in one sentence. Your move: keep moisture near the edges boring — extend downspouts, don't irrigate against the slab — and mark the crack's ends. If it re-closes each fall without growing, watching it is a legitimate plan.
The offset crack and the sunken apron corner
The moment one side of a crack sits higher than the other, you're past cosmetic. Offset means the slab has broken through and the pieces are riding the soil independently — a trip hazard today and a widening problem every season after.
The usual suspects are the garage apron corner, where roof water concentrates, and panel ends near the street, where base was thinnest. The fix depends on whether the panel is intact: sunken-but-whole panels can often be lifted for far less than a re-pour, while panels broken through get replaced — the honest split, with prices, is laid out in our triage of lifting versus re-pouring. One paperwork note: if a replacement reaches the approach where your driveway meets a county-maintained road, Montgomery County may require a driveway or culvert permit through the precinct commissioner's office for your area — confirm with your precinct office before anyone tears out at the road.
The crack that measures wider every season
A crack that genuinely grows year over year — not just opening in drought and closing in rain — means part of your driveway sits on clay running a different moisture schedule than the rest. Until the water situation changes, no patch holds.
Measure before you diagnose: pencil-mark both ends, photograph the width with a coin beside it, date the photo, repeat in six months. Then walk the slab's perimeter looking for what's feeding one section's clay and starving another's:
- A downspout dumping roof water at one slab edge
- An irrigated flowerbed or new sod strip along one side only
- A mature oak or elm within about thirty feet — roots dry gumbo hard during drought
- Grading that ponds storm runoff against the driveway
- A slow leak in a water or irrigation line crossing under the slab
Fix the water first, then the concrete — in the other order, the repair fails on schedule.
